Garage door problems we see across Hamilton

Hamilton is not one housing market, it is several. A century-old brick home in Durand and a 2018 build in Binbrook fail in completely different ways. Our technicians work on all of them, so here is what actually breaks, and where.

Lower city: Durand, Kirkendall, Corktown, Stipley

Most homes here went up before 1930, with a small detached garage off the rear laneway. The doors are often single-car wood, hung on old extension springs with no safety cable. We re-hang these on modern torsion hardware and add containment cables, because a snapped extension spring in an unprotected garage is the most dangerous failure we see.

The Mountain: Templemead, Gurnett, Rymal, Gilkson

Mostly 1960s to 1990s builds with standard 16x7 steel doors. At 30 to 50 years old the original torsion springs sit far past their 10,000-cycle rating, and openers from that era have no rolling-code security. Spring replacement and opener upgrades make up the bulk of our Mountain calls.

Ancaster, Dundas and Waterdown

Larger lots, wider double doors, and a lot of carriage-style and wood-clad doors on custom homes. Wide doors sag in the middle as they age, which throws the rollers off the track. We repair sections and re-balance rather than replace the whole door when the panels are still sound.

Stoney Creek, Binbrook and Glanbrook

Newer subdivisions with insulated steel doors and belt-drive openers, usually LiftMaster or Chamberlain. These fail less often, but when they do it is normally the logic board, a dead safety sensor, or a stripped opener gear. We carry the common boards and gear kits on the truck.

Why Hamilton doors fail faster than the rest of the GTA

Two things work against a Hamilton garage door. The first is the Niagara Escarpment. Homes on the Mountain sit roughly 100 metres higher than the lower city, so the upper city holds snow and ice longer and freeze-thaw cycles hit harder. Water gets into the bottom seal, freezes, and welds the door to the slab. Then the opener tries to lift it anyway. That is how bottom sections tear and cables jump the drum.

The second is road salt. Hamilton salts heavily, and spray off the driveway rusts the bottom section, the track feet and the roller stems from the ground up. If your door screeches only in the first foot of travel, that is almost always corroded lower track, not the opener.

What this means in practice: never force a frozen door. Break the ice seal at the bottom first, or call us. Forcing a stuck door turns a cheap seal replacement into a full section replacement.

If the panels have rotted through we will tell you straight that replacement is the better spend.
